Hill Cottage Farm was purchased in 2008 and originally consisted of a 4 bedroom Farm House of approximately 3000 sq ft. The house sat in 6 acres of land with several dilapidated out buildings and had been unoccupied for approximately two years. The condition of the main house was poor and consequently it was decided that the site was ideal for demolition and rebuild. With that in mind we liaised with our architects to create a replacement property.

Architects Brief:

•Design a replacement dwelling in keeping with the area
•Manor like appearance, South facing to rear with lots of glass
•Family home with 4 bedrooms, open plan ground floor rooms on split levels
•Home entertainment area

Like most initial applications the planning process can sometimes be slow and problematic but after a few slight alterations planning was approved. One of the planning hiccups was the size of the property we were trying to replace and therefore to achieve extra floor space we decided to incorporate a large basement. This gave the property an additional 1400 sq ft space.

The basement was designed to include the home entertainment area, with downstairs cloakroom and additional floor space for a wine store etc. On the ground floor we created the open plan kitchen and family room with open hallway and formal lounge and a separate sung area. There was also an additional cloakroom with shower, a utility and a separate boiler room. On the first floor there were four large bedrooms with three en-suites, separate family bathroom. The master suite also had a large lounge and dressing room area. Finally the attic was constructed from attic trusses which gave an additional 1100 sq ft of space suitable for further conversion. In total including the basement and attic space the replacement dwelling was 6000 sq ft.

The property was sold to Mr & Mrs Capp in February 2010.
